Do i just need to replace the house or is it the water pump or is my thermostat not working ?

You replace what's leaking. If you see the leak is at a hose, either the clamp is loose or rusted off, or the hose is rotten and needs to be replaced. You didn't list the mileage, so I can't make any judgement calls based on that, but as for the age of the car, the hoses should be replaced if they haven't been already.
